7 Tips For Buying A New Construction Home

Buying new construction is a little different than buying a previously-owned home. It is important to get familiar with how the process works. For one, because there is no previous homeowner, you don’t have to deal with a seller’s emotional ties to the property which typically influences the negotiating process. Whether you’re designing and building a custom home or buying a home that’s built on spec in a new subdivision, you’ll only have to work with the builder.

Nothing beats the feeling of being the first person to live in a newly-built home. Everything is shiny and untouched.  You can buy a new construction home in one of three ways: buying a house already built on spec, having a semi-custom home built as part of a development (you can choose from a set of finishes and upgrades), or having a purely custom home designed and built to your exact specifications.

*  HIRE A BUYER SPECIALIST

In general, builders’ model homes are usually staffed by agents who work directly for and represent the builder.   It’s important for you to have a buyers specialist to represent your best interests, from advising you on how to structure your offer to be most appealing to the builder to making choices that can affect your home’s resale value. Some developments have site registration policies that require your agent to accompany you on one of your first few visits. That's what we're here for! To help YOU! 

*  THE PICTURE PERFECT MODEL HOME 

When buying new construction, you almost never ever get to see your actual home or unit. You see a model home that is similar in floor plan to the home you are purchasing. Those model homes are always decorated and dressed to look amazing. The developers and designers employ all kinds of techniques to make the model home appear bigger than it actually is. 

*  DO YOUR RESEARCH ON BUILDERS

Ask your agent if they’ve worked with the builder in the past or are aware of their reputation.  Visit other developments and talk to homeowners. Luckily, we have a great reputation with many local builders right here in the Wake Forest/Raleigh area!

*  WHAT'S INCLUDED? WHAT'S EXTRA? 

It is very important to find out exactly what upgrades are .....and what is included in the price you are being quoted.  For example, you may think you're getting an incredible deal, but what you didn't think to ask was if the gourmet kitchen package was included. And, oh yeah, the amazing screened in porch isn't included in your basic package either. Once you start adding in those "wow" elements, the price can skyrocket from affordable to out of you price range. 

*  GET A COMPLETION CLAUSE

When purchasing new construction, you are at the mercy of the builder's timelines.  What guarantees do you have the home will be ready on time?   Your purchase agreement documents should specify a completion date.  

* HOME INSPECTION?

Even though you are purchasing new construction it is in your best interest to get a licensed home inspector to thoroughly inspect your home.......New homes have problems too.  It is a BIG mistake to try to save a few hundred dollars and bypass an inspection... It is money well invested.

* GET EVERYTHING IN WRITING

Verbal conversations are NOT binding....so everything important MUST be in writing and signed by all parties.
