As the snow slowly melts away in Wake County today, I can’t help
but get excited about Spring. Not just the warm weather Spring brings but the
Greater Raleigh Area’s Spring Real Estate Market. Last Spring was the first season when the
housing market was clearly recovering and based on everything we’re seeing, it’s
continuing to gain strength. So what are we seeing in Wake County?In January we had just over 4000 homes actively on the market
for sale with a slight drop in new listings. This gives us just over a three
month supply of inventory. In January of last year we had a five month supply
of inventory. Although inventory is already up slightly this month, this does
show us that we have a bit of a seller’s market in the Wake County area. At almost every price range we are seeing
homes sell for approx. 98% of their list price and the days that it takes to
sell those homes are going down.
For all you buyers out there, don’t worry. The advantages
you can offer a seller is finding a strong lender and getting yourself
pre-approved, be more flexible in your schedule to move quickly when you see a
home that you like and find a Buyers Agent that knows how to negotiate a strong
contract. Of course, if you’re reading this blog, you already have!
