Holly Springs is a small but growing town in Wake County located southwest of Raleigh.  With a population around 27,000 residents (more than double its population in 2000), it is one of several hot communities in the Triangle.  With the recent additions of the Holly Springs Town Center (Target, Dicks, Marshalls,...) and with phase 2 under construction including a movie theater, Bed Bath & Beyond, and DSW Shoe Warehouse, Holly Springs a lot going on in the area to attract new residents.  Nothing shows this growth any better than the explosion of new construction neighborhoods.

When looking at new construction homes in Holly Springs, we are going to look at homes being built between $250,000 and $500,000.  There are currently 42 new construction homes available on the market in this price range.  The median price of these homes is $412,000 with an average size of 3059 sqft (4Br/3Ba).  That is a price of $137/sqft on average.  Even at this higher price point, these homes are still on and off the market in less than four months.

12 Oaks -  A golf course community located off of New Hill Rd. offers a variety of homes and floor plans from a mix of builders (Robuck Homes, Standard Pacific Homes, MI Homes, and DAvid Weekly HOmes).  Homes range in size from 2200 sqft up to 3400 sqft and are priced starting in the upper $300's ($149/sqft avg.)

Brook Manor -  A K Hovanian exclusive community is located off of Bass Lake Rd between Bass Lake Park and Holly Springs Rd.  With homes starting around $365,000 and ranging into the low $400's, you can choose from several home plans including those with first floor master bedrooms and even options for a full mother-in-law suite.  ($130/sqft avg)

Morgan Park - One of the newer communities to have "sprung" up in the area over the last year is Morgan Park by STandard Pacific Homes.  Conveniently located off of Avent Ferry Rd. near Hwy 55, Morgan park is close to shopping, schools, and the quaint downtown area of Holly Springs.  Homes in Morgan Park range in size from 2900 sqft up to 3500 sqft and have a price range of $375,000 up to $425,000.  ($122/ sqft average)

WoodCreek - a gorgeous planned, developed, and built neighborhood by John Wieland Homes.  WoodCreek is located near the intersection of Sunset Lake Rd and Holly Springs Rd and has one of the best amenity offerings I have personally seen.  A community clubhouse that is second to none overlooks a world class pool and play area and also offers a 24 hour access gym/work out facility.  Homes in WoodCreek range from 3300sqft up to 3900 sqft and cost around the mid $400's, depending on options. ($130/sqft average).

WildWood - a split community between builder, Beazer Homes and Dan Ryan Homes, one can find over 10 floor plans available ranging in size from 2300 sqft to over 4200 sqft.  Homes in WildWood start in the $340's and go up to $400,000 depending on home options chosen.  With direct access to Hwy 55 off of Ralph Stevens Rd., WildWood is removed from the high traffic areas in Holly Springs but is still very convenient to your everyday needs (Harris Teeter, WalMart, Dunkin Donuts,...)
