Do You Need an Agent for New Construction?
The current state of the Raleigh real estate market means thinking about getting involved can be daunting. With the resale market moving very quickly and new records being set often, new construction homes can be an attractive option for buyers who have time and are not in a rush to move to their next home while we experience the ebbs and flows of the current supply chain environment.
That being said, before you sign on the dotted line for a new construction there is ONE major factor to consider, and that is representation. Here at Kima Real Estate Group, we have great relationships with onsite agents at new construction neighborhoods in the Triangle Area; however, at the end of the day, the onsite agent ultimately represents the builder and their interests. The information which the onsite agent can provide is very informative but its imperative you have an agent who is well versed in the new construction market who can and will represent you during the process.
The resale market and new construction market can be vastly different. There are many steps, meetings, etc. that are part of the new construction process, but not part of the resale market. You want and need an experienced agent working on your behalf to advocate for you and help ensure as much as possible a seamless process.
One of the biggest differences with the resale and new construction market is the time in which you will be under contract and the different types of inspections as well as if you are building a complete custom home or a spec home. It is a great source to have an agent who can attend the meetings and inspections with you and keep you apprised of next steps in the process.
There are many moving parts to your transaction: the builder, the onsite agent, loan officer, appraisers, inspectors. Your agent will be an integral piece of the puzzle and can manage all the different people and pieces in what can be quite a complex transaction.
You may think that you will pay less for a home if you are going straight to the onsite agent without representation; however, this is not the case. Typically, the contract reads that the seller pays the whole commission to the seller’s agent and then the commission is then shared with the buyers’ agent, if there is one. If there is not a buyer’s agent, the commission “savings” does not get passed on to the buyer.
To recap, new construction is a great option and should definitely be explored to see if it aligns with your real estate goals, objectives, and timeline. The key to “winning” with new construction is to have a buyer agent who represents you and understands the market and processes which goes into the new construction buyer’s journey.
