How to Hire a Builder/Contractor
Hiring a builder is an important decision that can have a significant impact on the quality and outcome of your construction project - this goes for both new construction as well as larger projects you are wanting to have done to your home.. Here are some steps to help you find and hire the right builder to fit your needs:
Understanding and determining your needs: If you are planning to build a home, be sure to explore location, the potential communities you are wanting to build in and of course, your budget. If you are planning to expand on your current home, it's important for you to know what you want to achieve with your construction project. Understanding the type of project, the scope of work, and the budget you have in mind will go a long way in helping you make a decision.
Research potential builders: Be sure to take the time to look for builders who have experience in the type of project you are wanting to undertake. A great way to start your research is by asking for referrals from family, friends, and colleagues. Another great source is your real estate agent - they will have knowledge of builders and contractors in the area that can help you achieve your goals. Online resources such as review websites, and local home builders associations can be very helpful as well.
Check their credentials: Once you have your list put together of potential builders, be sure to check their credentials. This includes their licensing, insurance, and certifications. A reputable builder will have all the necessary licenses and insurance to operate in your area.
Check their portfolio and references: Not only should you review the builder's portfolio of completed projects, and ask for references from previous clients, check to see if they have any completed projects or current projects you can walk through to get an idea of their quality. Contact the references and ask about their experience with the builder, the quality of their work, and their level of professionalism. If you are purchasing new construction, take a minute and chat with surrounding neighbors to get an idea of what their experience was like.
Get multiple quotes if you are planning a project on your existing home: Ask for detailed quotes from multiple builders, including the cost of materials, labor, and any other fees. Compare the quotes to ensure you get the best value for your money. The most expensive doesn’t mean they are the best, just as the least expensive doesn’t mean they are the worst. This is where items 1-4 come in handy to help you make a decision.
Ask questions: During the hiring process, ask the builder questions about their experience, the timeline for the project, and their approach to problem-solving. Make sure you feel comfortable with their communication style and that they are responsive to your concerns. Communication is probably one of the most important aspects of the building process - whether it be a new build or a project. What you don’t want is a builder who tells you they can have it done in 2 weeks, when they really meant 2 months.
