Homes are selling in the Raleigh, NC area
everyday. With each real estate
transaction, a buyer has multiple things to consider and decide on. No matter how hot the Triangle market
continues to be, items like home inspections are a must and can not be overlooked. One item that sometimes is overlooked or not
seen as a priority by buyers is a survey.
I am here to tell you that a survey for home buyers can be as essential
to the home buying process as inspections and appraisals.
A survey protects the buyer and ensures them
that their new purchase is free of any encroachments and encumbrances. It is too late for a buyer to get a survey
after the home is purchased to find out if a neighbor has built a fence that
crosses the property line onto your property or to discover that the nice shed
or storage building in the back yard is actually sitting past the property line
and in a neighbor's lot. All of these
things need to be checked out prior to time of purchase to guarantee that the
new owner is not going to have to deal with an expense later that could have
been avoided. Please don’t make the
mistake and assume that if the yard is already fenced in, you have nothing to
worry about. The current owner or fence
installer may not have ordered a survey prior to the fence being installed and
you may unknowingly have a mess on your hands.
The time to get any issues resolved is prior to closing on the property.
You may ask, “what if the current owner has a
survey they are willing to share??” This
is a great start for a buyer and if it is current enough and shows all items on
the survey that are current conditions on the property (fences, storage
buildings, pool,....) then you may be OK...however, please know that if
something were to come up in the future and no survey was conducted for you with
your name on it, then most Title Insurance policies will not cover your
expenses for any remedies needed.
I have run into several situations in the past helping buyers where they are purchasing a home and a survey is ordered. Everything by the naked eye appears to be fine with the property but the survey comes back with some issues. Please protect yourself and not only order a survey for your new home purchase, but hire a buyer specialist to protect you, your investment, and your interests as well.
